This afternoon  has been outstanding,  Joe and I went to almost the limits of the area we cover  – and,  “Oh my goodness ” we were both so very, very glad that we did……
We left Chalabre , heading towards Limoux, our local ” County Town “, very like a mini Paris, street cafes surrounding an elegant central Square, great shops, elegant old buildings, ……. And home to   “Blanquette de Limoux  ”  – very like Champagne, but a fraction of the price, produced from local vineyards  –  and then we turned off to a little village that neither of us had visited before , but this was a total surprise to both of us ….
We followed a bendy little road where forest gave way to vineyards, we moved to a more Mediterranean climate where villages are even more separated by the vineyards that cover every part of the surrounding hills…..beautifully maintained  – the ground between the vines clear of weeds  –  and dropped down to our destination.
It really felt like  ” the village that time forgot  ”   – except that it isn’t  – it’s only 6 kilometres from Limoux, …..supermarkets, a busy, bustling town, with the longest “FESTIVAL ” in the whole of France….. restaurants, bars, everything that you could possible need  plus a chateau hidden in the middle of it, and a working infrastructure that is incredibly, schools, healthcare, transport, but only 6 kilometres away is this village….This is the epitome of  “The best of both worlds”. look at Joe’s photos….. edge of village location,  surrounded by vineyards and farming,  yet only  6km from Limoux.
As is the property,it is not a classic ” Village House ”  it was built by the current owners’ uncle …. Our impression is that it was built to withstand nuclear attack, it is built on dry, solid bedrock. The site was clearly carefully chosen, rock was cut out to provide an  “underfloor ” to access to the entire house from underneath, and the construction is solid beyond belief.
4 bedrooms, a VAST living room; complete with a wood burning fire / fireplace at one end,  a terrace that bedrooms lead onto, a country kitchen that will be a joy to cook in…… seriously large garage…. but also, attached….. another vast space  –  another garage / a studio / even more living space ? it’s up to you… Neither Joe nor I have seen a property like this … immediately livable, double glazed, centrally heated, insulated….. it’s all there…..and there is still potential to increase value  –  you could turn the garage into a ” Master suite ”  leading to the terrace, easy to do and bound to add value. The only thing that could be dealt with is that, now, we expect more bathrooms per bedrooms – there’s currently 1 bathroom, with a separate toilet but it would be easy to split it into 2  … and  have a toilet that is separate  to both.
And now the gardens …. Oh my goodness, If you have dreamed of true ” Country Lifestyle ” this could be just what you are seeking. This is a detached property,  to the front you can drive in to the current 2 garages plus workshop, to your left you look up to the gardens fronting the house but behind……. it’s magical……a lawned terrace below the structural, tiled terrace and beyond that… currently screened by trees there is more …. so much more….
Wobbly flagstone steps ( could be improved ! ) lead down to the wooden bridge over the teeny stream that bisects the gardens, the other side is the perfect country garden…… Henhouse already set up, fruit trees….. bags of room to grow your own vegetables,  1,100  metes in all we were told, and it’s magical.. gardens surrounding the detached property …. and then the bit that you just don’t expect……
It’s utterly gorgeous, and in a “real ” French village   –  that must be one of France’s “Best Kept Secrets” as are so many of the properties that we hold…..
Joe and I both live in  ” La France Profonde ”  …the real France…. rural France..the  “Country ” France…..But this property is exceptional..
