Joe and I are both united in feeling that this is one of the most stunning houses we have seen in a very, very long time  –  it is set in a charming village on the Ariege / Aude borders, and, from the moment you first see it we believe that you can do nothing except fall in love with it…
Charming  road leading down to the little canal, cut to supply water to the businesses that existed in times gone by, and with a delightfully quirky parking system where you can park on one side of the road….  however the side of the road changes on a monthly basis  –  in order to be fair to everyone   –  it works like a dream, but if you would prefer private, off road parking, there is a barn with parking space on the ground floor that is also for sale ( different owner ) at a significantly reasonable price…… and just over the road…that.could be the icing on the cake ….
The house itself is a dream, an utter gem, totally wonderful…. 4 bedrooms, 2 proper bathrooms   –  one on the first floor, the other on the second floor  –  downstairs a sitting room with a log burner, a newly fitted kitchen to the other end on the ground floor  –  plus a generous dining area.   The entire ground floor is open plan   with the areas defned by a gorgeous  –  we suspect hand made  –  traditional staircase with barley sugar, twist stair rails, and delightfully propertioned treads and risers, that make going upstairs a please rather than a chore.
Most importantly the entire house is utterly immaculate….from the wisteria framing the front windows and front door painted lavender blue, to the store area  –  bikes, skis,  –  at the end of the courtyard garden  –  everything, but everything is done, even a built in storage area for towels and bedlinen.    All you would need to do is arrive with your suitcases and start enjoying this scrumptious property immmediately….
 The current owners ought to be interior designers….  they’ve used light colours throughout… floooding the entire house with light   –  accentuated by the double height courtyard garden – surrounded  –  but not overlooked  –  by other gardens…  There are stairs leading to the courtyard mezzanine level, with seating at both levels, the elderly toilet in the garden is currently used as a wood store for the log burner in the sitting room – just everything has been thought of  – and  everything is of high, high quality.  And, my goodness, it really shows…..
I cannot easily tell you how very, very rare a 4 bedroomed, 2 bathroomed property of this quality is.  It was just such a pleasure to wander around, delight following delight….. from the open plan ground floor up to the top of the house with 2 bedrooms bisected by a bathroom on each floor  …… no work to do at all, lovingly maintained, brilliantly planned and spotless throughout… the kitchen is a particular joy … well thought out ….
As you will have gathered we love this property  – and the price is seriously reasonable  –  but then the current owners are seriously nice people  –  which probably explains it……
