Minutes from the enchanting village of Saint-Polycarpe ( do look it up on the internet, one of the prettiest villages we’ve seen ) and only 6 km from bustling Limoux with its’ central square ringed with pavement cafes and restaurants and a seriously excellent choice of shops, this property is set in the Mediterranean style countryside that is perfect for grapevine growing.
Hotter and drier than where Jennifer and I both live, you can smell the wild herbs and the gorse as you drive along a country road to the property. From our home village of Chalabre you climb up to the top of the ridge with fabulous views of the Pyrenees in the rear view mirror, then drop down to Limoux with fields and fields of grapevines – most with their rosebush planted at the end of each row and and dotted with cypresses like exclamation marks. The landscape reminds us both of Tuscany, so a trip to the Limoux area is almost like going on holiday. Head for Saint-Polycarpe then turn up to your left, drive through the double wrought iron gates, up the drive and park by the front flower beds in front of the two garages, both seriously large, and could be transformed into living accommodation very, very easily.
This property is a much loved family home – at one point three generations lived here – with lots of space for everyone. This is a large property, stunningly maintained, and the build quality is a joy. As you enter through towards the second set of entrance doors you will see the dedicated, independent apartment on your right where the eldest generation lived. Now, it presents a wonderful gîte opportunity or can live yet again as an in-law apartment. Further into the property the kitchen is to your right, open plan and giving onto the dining area. To your left is a charming office area which links to the sitting room area and, from there on to both the stairs to the upper floor and also to a large, more informal dining sun room area overlooking the 40 sqm pool and part of the large gardens that surround the property. Behind the stairs is the passage to the master suite with its generous bathroom, a full hall with closets lining the walls and the most lovely view of the side gardens.
We can’t resist telling you all about the gardens at this moment, firstly they are seriously well planned, three section automatic watering systems mean that you will never need to worry about watering the lush grass, mature shade trees give you the choice of where to relax and look out over the hills opposite. And the pool area is magnificent… Surrounded by terracing with a vast section leading from the informal dining area / sun room for outside living and a raised but linked second terrace leading from the separate apartment. To the left of the main terrace there is a lawned are with a spreading shade tree and a stunning hibiscus bush adding colour to the pool area. From this hedged garden “room” you walk through to the main lawned area, flower beds to your left and with steps leading up to the vegetable area screened by the rear facade of the property. There rows of hugely productive grapevines and another area opposite with plenty space to be largely self sufficient in vegetables and salad plants. And behind the gardens the hills slope up covered in wild herbs and wildflowers.
Behind the flower beds the side flank wall is virtually all glass and currently houses a home gym. This is an amazing property, it has been designed and “grown” so intelligently that its flexibility and potential is enormous. Each area has electricity and water services already in place, and from the “core” of the house there are three discrete areas that could be re-purposed very, very easily. Were you to find an income stream an attractive idea, it would be so simple to create an outer ring of gites or luxurious chambre d’hotes… And the property’s proximity to Limoux makes travel access seriously easy and holiday activities all but on your doorstep.
For a permanent move, Limoux also has the total infrastructure of schools, shopping, doctors and activities needed to make settling in easy.
Walking up the stairs, passing the mezzanine television area above the main sitting room, designed so that if there are two interesting programmes on different channels it is possible to watch both simultaneously – what a splendid idea – you enter the additional bedroom spaces. All the bedrooms are a generous size and are in immaculate condition – plus, for once, a property that has enough dedicated bath or shower rooms. The apartment near the entrance is completely self contained, although it was designed to leave the capacity to link it into the “core” of the property if required. It contains a bedroom, sitting room, combined kitchen / dining room and private access to the raised terrace and pool. This is just such a fabulous design in every way….
This can be a seriously large family home, a home plus gites and / or chambre d’hotes, a home for a smaller family, but one where individual family members have lots of personal, private space in addition to communal family areas or a home with so much space that it can double as work and living space without the two purposes tripping over each other. With the home gym area and two enormous garages, the possibilities are endless. It is one of the most intelligent properties that we have ever seen and we do believe that the price is more than reasonable. Beautiful location, wonderfully planned and maintained, this is a total gem in a glorious setting. We both adore it, and recommend it unreservedly….
