The location, in the heart of Chalabre, means that all the shops and services in this wonderful village – plus the tennis courts, the small village lake – ideal for picnics and dog walking – are all within easy walking distance.  Such a joy not to have to get a car out for everything – to have everything on your doorstep – and with the added bonus of Lac de Montbel only a few minutes drive away.  So much simpler that hitting the holiday traffic jams on the way to the Mediterranean – even in August the Lac has plenty of places – including islands you can only get to by boat – that remain serene and not crowded.
Fabulous investment property for someone who is willing to pick up the torch and continue the restoration work that has already been done.  We both feel that the price reflects the work that could be done to bring a delightful income stream once work is completed.  We were talking with friends today who live locally and run a very successful holiday gite plus B&B business and we feel that this property could be equally successful.
The property has a wonderfully practical layout – great big entrance hall with an elegant staircase bisecting the house – hence simple to put space to left and right of the staircase without compromising privacy.  The ground floor space that could be used for commercial purposes has its own entrance and separate water service – so could equally turn into a studio apartment.  If this option were chosen it would give a possible 5 apartments of varying sizes.
The currently arranged apartments of this glorious property have the wonderful old hand made floor tiles, hand moulded plasterwork around the chimney pieces and the tall ceilings with closely spaced ceiling beams that you expect from properties that were built by the aristocracy of the 18th Century, plus the marble fireplaces and tall, multi paned windows that flood the rooms with light.  The fireplaces are not currently used but could easily be reinstated if required, the roof has been renovated, and modern comforts installed.  All the rooms are generous in size and the layout is such that flexibility of use – increasing the number of rooms used as bedrooms or, conversely, having more living space – is a matter of personal preference.
In all, this is a property that Jennifer and I are both very, very enthusiastic about.  We’re convinced that Chalabre is “moving on the up” by leaps and bounds.  The village and the surrounding area has so much to offer that, soon, accommodation for visitors will be at a premium – and this property is ideal for this purpose.  This entire area, the frontiers of Aude and Ariege, is one of France’s best kept secrets – known locally as ”La France profonde” – and continues to have the ”authentic French” lifestyle.  Great local wines, locally grown fresh food, pavement cafes to linger over coffee… an unhurried lifestyle that it is hard to find elsewhere.  This property is at the hub of the village and is a total gem…  beautiful property, priced to sell, super location.
