Possibly the ultimate investment property! Priced to sell this is a truly astounding property – originally a hotel it is one of the only properties we have seen that has a lift! And with our commitment to searching out properties that are accessible for wheelchair users and other people with mobility problems we are always delighted to offer properties that have excellent access.
This property is extraordinarily flexible… it would be perfect for Chambres d’hotes, equally for a family run hotel, or a marvellous family home with bags of room – or to be converted into apartments…. in addition, there is a barn that is 20 seconds walk down the little road to the side of the house which could be included for an additional €21k… it’s a big house with generous sized rooms, immediately livable, and the barn is VAST !!
The front of the house faces up the road, lined with plane trees, in a little village with shops, a doctor, schools and a five minute walk into open countryside… to the side is a tiny road that leads to the barn… it’s a gem! Being country folk ourselves Jennifer and I came in by the side door (actually because it was open and the current owners were waiting to greet us – seriously nice people) and entered into a huge double room with a fully equipped kitchen to the right. Set up as the formal salon and dining room, there is enough space to arrange the communal family oriented area as you wish. The large open room leads into the front hall where a modern lift is tucked neatly behind a smaller front room to the left of the front door – we both immediately thought that it would make an ideal reception – especially if you wanted to run a hotel or chambre d’hotes – but perfect for a home office anyway, well lit with a window to the front. There is also a ground floor shower room and a separate toilet… the ground floor could easily become a ground floor flat, even without using the big double room … perfect if there is a family member with mobility problems.
Upstairs there are three big bedrooms plus additional washing / toilet facilities ….then up again to the second floor… which has been stripped out, giving you a blank canvas to decide how you want to use the space. All the horrid work – knocking down, taking out – has been done… infrastructure “water in / water out ” and electricity is on site… plus the windows are new and double glazed. The original, exposed stone walls and beams are gorgeous. This space – which is huge – could be whatever you want it to be… apartments, more bedrooms, etcetera.
Then up again to one of the most dramatic spaces we’ve seen – beams that look as though they’ve escaped from a sailing ship – huge ( and treated ) – a roof that would probably withstand a piano being dropped on it – it’s a joy – we both thought “LOFT ” …and were busy mentally furnishing it ….even at this level all the windows are double glazed…. as are all the other windows in the house… top quality, made to measure – we thought they were original until we looked closer…. everything has been well maintained… from the central heating with a new boiler, to the roof itself.
At this point we knew we had an excellent property on our hands… but then the owners said they wanted to show us the garage. GARAGE??… NOT a garage… an equally well maintained barn… a BIG barn….so big it could easily turn into a spare, rentable house ( subject to planning of course )… or it could give you secure parking for seriously lots of cars, or it could be the ultimate games/cinema room…. exposed beams …immaculate…
Now look at the total price again please … I promise you it isn’t a misprint or a typo…. for €127.000 you get a very large house PLUS a seriously large barn (which is NOT available separately, the owner would prefer to keep it, it’s that nice). If you have dreamed of a lifestyle changing move to the South West of France, enjoying the sun, the food, the wine…. and earning a living by running a small hotel or B and B this could be the property to make your dreams a reality. The location, cleverly placed between Lac de Montbel and the ski slopes of Mont d’Olmes is ideal, easy holiday travel via RyanAir or EasyJet to Carcassonne ( about 3/4 of an hour ) or lots of carriers via Toulouse ( about an hour and a half ) makes it so easy to get to … the mediterranean is just over an hour away… and the village is gorgeous!
We both feel that this is a stunning investment… that it would be hard to find anything offering better value .. and that it is a property that you could add serious value to…. dating from the early 1800’s – beautiful balance … really well maintained… just waiting for someone to give a new era of vitality…it’s superb and well worth a look…
