Jennifer and I have often looked at this property as we drive ( on the back road ) through to Laroque d’Olmes.  It’s a large, long property, hidden by trees, and we can only really see it when the leaves are off the branches.  But there is always this wonderful sunny spot that draws our eye and is how we first discovered this magical mill.

It’s setting is enchanting, tucked on to the banks of the river l’Hers, with sluice gates and thus the ability to create electricity waiting to be reinstated.  This really is possible!  To the entrance of the property there is a lovely lawned area, fronting barns – currently used for storage and garaging – smothered in wisteria and roses.  Quite dreamy really.

Inside is just as good.  Seriously large rooms, with an open concept kitchen / dining area / office / salon all flowing graciously from window to window.  Light flows in from both sides and thus the property is light and airy all the day long.  Upstairs are 5 bedrooms, 1 bathroom, 1 ensuite shower room and a second salon.  Very generous every one of these rooms!

An extra special delight is the deck to the rear of the property, overlooking the river that burbles below it.  Across the wooden bridge and you are on the grassed area, starred with wildflowers, that leads to the banks of the river.  Jennifer and I sat and drank excellent coffee with the current owners on the decking recently – one of those afternoons that really can’t be described as ” work ” – and learned all about the history of this lovely property and its potential for the future.  Many people are worried about flooding given the recent troubles in the Aude, but this property – designed to take advantage of such events – sails through periods of rising waters as the working area of the mill’s old water wheel is all that is located in the lowest level of the property.

Truly stunning, it feels as though it is in the middle of nowhere, yet the bustling town of Lavelanet is only minutes away by car ( excellent market on a Friday – chosen by local people ) plus Bastide sur l’Hers is only 5 minutes in the other direction.  All the wonderful historic Cathar Castles are within an easy drive and the hiking and climbing year round in the foothills of the Pyrenees make this an attractive area for tourists as well.  We look forward to visiting with you.  At this price, please call us soon!
