Camurac is one of the prettiest, least known ski areas in our region… the skiing remains affordable and the village itself is utterly charming.  And if, like me, skiing holds no attractions whatsoever for you, the countryside is breathtaking, abounding in wildflowers and with an astounding range of birds to enchant you.  Perfect for long rambling walks, biking or horse riding, in air that is crystal clear and views that go on for miles … it redefines ” unspoiled “!  This is one of the original village properties with massively thick, old stone walls to keep the heat in during winter and to keep the interior cool in the height of summer.  There is a charming garden to the front of the property and a garage that belongs to the property opposite the house.  Best of all, if this is to be a holiday home, this property has a proven rental income – both as chambres d’hote ( B&B ) and also for longer lets, allowing the property to pay all its running costs by income when you are not using it yourself.  It will work wonderfully as a full time family home – from the log burning fire, set in the angle of the sitting room – to the generous dining room adjacent to the kitchen, to the brilliant loft conversion giving masses of guest space, and the good sized bedrooms at first floor  – this is a seriously good buy.


The property is accessed by a lovely garden at the front.  Just big enough for outdoor dining and lounging, but not too big as to be discouraging for anyone using the property seasonally.  As noted, there is a generous entry foyer at ground floor level with salon to the left and long open dining room to the right.  At one time in this property’s history it was a shop and so there is a second access door into the dining room from the side street.  Easy to turn into a window if desired, the current owners decided to leave it in place if a new owner wished to reconfigure the ground floor layout.  The kitchen is a generous size and has a nice pantry off to one side of the staircase.  At first floor level are four generous bedrooms with one large family bathroom.  At second floor level is the open dorm / loft space with two shower rooms.  It would be very easy to add additional bathrooms at first floor level if you really wanted to create bedrooms with ensuite baths, but we also thought that perhaps one could turn the entire second floor level into owner’s accommodation and use the first floor rooms as income.   Wonderfully flexible layout to this property.

The side of the property flanks the small village road that leads to the general store/ coffee shop – moments away on foot – no need to get a car out for your morning croissant, and there are more services, restaurants, vet, larger shops, garage plus mechanic at Belcaire which is only a short drive away.  For a larger – and tax free – shopping trip, Andorra is less than an hour away.  Jennifer and I both tend to shop in Andorra at least once a month  – and although we live a bit further at 1.5 hours drive, we both feel the savings make the journey worthwhile.
Camurac itself also has good restaurants – Le Marmite springs to mind – and it is a friendly, welcoming village that has just so much to give.  Some of the most beautiful scenery in an already beautiful area, every but every country activity, and it is a village that Jennifer and I both feel is ” On the Up “.  There is a rumour that the old ski access – which used to start from within the village – is to be updated and reinstated.  If rumour is correct this would be the icing on the cake because from this property you would be able to walk to the ski lift!   Currently largely undiscovered, we both feel that property here is going to become more and more sought after – especially old, stone built properties with outside space and garaging in the village itself – like this one.  We feel that this property is an utterly smashing buy, serious value for money, and a lovely place to live all year round.  We recommend this property unreservedly, it’s a true gem.
