Utter Gem !  It is just so lovely to discover a property where our first reactions are ” Goodness – I could live here ! ”  –  this is one of those houses….

Firstly, it’s in one of our favorite villages,but, even better, it is in an ” edge of village ” location. A seriously short walk to be right in the heart of the village, but on the other side of the river….so peace and quiet too.
It’s a village that has shops, a cafe/bar, a splendid restaurant, looking out over the river,  in summer an evening market once a week, quirky things – like the charming man who comes to the old open air Market Place…. and cooks a giant Paella … every week, the lady who sells home made cakes – also from the Market Place…. and a charming little stone bridge, crossing the river  – where you can lean and count trout  – whilst watching the world go by….
” Trout ” are, actually, a bit of a recurring theme  –  this gorgeous property has a chunk of village history in its grounds….the swimming pool is more than a bit of a ” one off ” …It’s circular, stone slabbed around the edges, and, years ago, was used to grow baby trout into big trout.
There are still people who can remember swimming with trout nibbling their toes… at a later date it was decided that swimming whilst bumping into trout feed was less than ideal, the trout were freed to increase the local trout population in the river,  and the hatchery grew up to be a proper swimming pool.
It’s beautiful, looking as though it could be in front of a Manor house with a fountain in it…. but now surrounded with a decked wooden terrace.. it is just the ideal place to relax and watch the figs ripen..then popping into the pool for a dip as the mood moves you….
The gardens are a joy, mature fruit trees, fig, cherries, walnut ( for shade ), large lawns, and, just below the pool terrace, a wisteria shaded terrace that gives access to the lower house.
The property turns its back on the village, preferring to look out over the gardens to the forested hills beyond; steps from the lower, wisteria hung terrace, lead up to the main entrance – with a little terrace for morning coffee –  delightful.
The generous entrance hall leads, on the left, to a large, light filled sitting room, complete with a woodburning stove for winter evenings … probably not ” needed ” as there is central heating – but nothing nicer than a real fire sometimes.  To the right is a delightful fitted kitchen / dining room, also light filled very, very pretty…
Attention to detail is part of this property’s charm, pillars at either side of the hallway mark the transition between ” daytime ” and ” nighttime ” areas, with an additional transverse internal corridoor leading to the three bedrooms…. All the bedrooms are far larger than most bedrooms being built nowadays…. and they all have large shuttered windows, giving you a choice of views…  do you want to look out over the river to the old village , or would you prefer to look over the gardens to the hills –  it’s a difficult choice ….
And then there is the lower house ….the current owner has Planning Permission in place should you want to use even more space …. a laundry room is already in place … so electricity / water access has already been considered. There is also agreement in place to make windows larger, and we were told that changing the current garage doors to vast French windows is also a possibility  – and one the current owner was considering ( there is bags of space at the side of the property to erect a ” ready made ” garage ) … and, as there is already a garden shed hiding behind the fig tree, it would enable you to use the whole of the lower house – effectively doubling your space – and it’s already pretty big  –   or even use the lower house to generate an income stream…..
