Possibly one of the most beautiful properties that we have ever seen  –  Jennifer and I both totally adored this property – not only is it lakeside but it is gorgeous in its own right.  Very romantic, the grounds sweep down to a lake that wraps itself around the property, and it has a  ” flow ” that delights at every turn.  It is exquisitely designed – with a ” WOW”  factor that starts the moment you enter and grows as you wander.  First downstairs  – where vast room leads gently into vast room – all of them flooded with light  –  and decorated with an eclectic mixture of fabulous furniture that tells you loads about the current owners taste and travels –  this is a total and utter gem.   The entirety is actually 2 distinct properties – seamlessly linked –  but incredibly flexible in their ability to function separately / together / independently / switching accommodation as appropriate to the needs of the moment.  So very, very rare to find a property that can be so flexible ….and so easily.

Above all, this property is beautiful.  The exterior is understated, the tower immediately intrigues you, the lake is stunning, and it is in one of the gorgeous parts of a largely undiscovered part of France.  This area has  the lowest crime rate in the whole of France, it has the highest proportion of organic farmers in the whole of France, and yet it has easy airport access – Toulouse, Carcassonne, Barcelona  –  and incredibly easy access to all sorts of outdoor activities – ski stations in winter, Lac de Montbel (our favorite alternative to the crowded beaches of the Med – which itself is only about an hour and a half away).  This area has it all – plus horse riding – and with this spectacular property there is enough land to have your own horses on your own land, stable block ready to use and a current agreement with the next door neighbor – an informal agreement where horses graze first one pasture and then move next door to the other.

The impact of this property begins as you enter – great big entrance hall,  elegant stairs leading to the upper level of the house  –  and at ground floor, vast, elegant, ” country chic ” rooms lead one into the other.  The drawing room, light filled, gentle, relaxing colours, dining room with room for goodness knows how many people – at least a dozen – and a kitchen that it just so much more than an a kitchen.  It’s vast, fully equipped and is a an informal dining room in its own right, again with relaxing gentle colours  –    totally scrumptious.  Two of the 7 bedrooms are at ground floor level and upstairs are 5 more glorious bedrooms with en suite baths / shower rooms.  Outside is a seriously big terraced area – taking full advantage of the lake at the limits of the land.  The current owners have thought of everything – it is truly a thoughtful and elegant property.

The second, and totally independent property that can be linked to the main house – or not – depending on your wishes, encompasses the tower.  A comfortable salon with lovely views over the surrounding hills, the kitchen and an office / bedroom with en suite are at ground floor level.  As you climb the tower you arrive first at a lovely master suite, next at the third bedroom and bathroom and finally, at the peak of the tower, sits the fourth bedroom.   This last room feels as if you are living in the clouds among the stars – windows on all four sides must give the most glorious night time starscapes to the lucky occupant of this charming room!

An immaculate property that can be anything you want it to be – an amazing family home  /  a very serious income stream   /  a mixture of the two   – or any permutation you can dream of.  It is the stuff of dreams and Jennifer and I are now going to go and buy lottery tickets …that is just exactly how good we feel this property is … seriously good price for an astounding property.
