Driving through the Razes on a sunny Autumn day is bliss, the trees have all changed colour – yellows, reds, umber reflecting back the sunlight.  And then to arrive at one of our favorite villages, classically French, seriously pretty ( and only about 15 or so minutes from Mirepoix for a major shop ) – true rural village atmosphere here with some gorgeous properties, and this is one of them.

Charming house, from the moment you drive through the gate posts, palm tree to your left, and the prettiest house right in front of you.  There’s a large terrace to the right of the house which, as the house is broadly south facing, is ideally placed for meals and socialising in the summer.. we could imagine it in summer with the planters below every window awash with geraniums.

At the moment, you enter into the kitchen / hall, superbly practical as another terrace runs the entire width of the house, with a seriously large, light living room to your left.  Lovely in the depths of winter too thanks to the Jotul log burner set at an angle and vented to give heat downstairs but also upstairs.  Off this, through double doors is another generous room running from the front to the back of the house and looking out over a neighbouring garden which is closely planted so no vis a vis.

At the end of the kitchen / hall is the prettiest staircase, almost an ” Art Nouveau ” feel to it with the carving letting light in rather than the ” closed ” feel so many stairs have.  The whole house has an airy, light feel to it, gorgeous polished wood floors at first floor,  and each of the three bedrooms are generous with a corridor that runs the width of the house, the ” return” at the top could be the ideal place to snug up in a comfy chair with a good book… plenty of space everywhere.

At the end of the corridor is the bathroom and toilet – Jennifer and I both thought that it would be easy to pop a downstairs toilet in the cupboard under the stairs – always a joy to have a second toilet – and something the current owners had considered doing.

Outside is as pretty as inside, a gravelled drive to the front door with lawns to your right, surrounding the dining terrace, all enclosed by hedging to the front of the garden and an immaculate wall to your left.

Above all, the property has a great ” feel ” to it.  The current owners have lived there for 17 years, and have maintained the whole property with the love one feels for a beloved family home.  Jennifer and I have often said that houses reflect their people – this is a classic example – warm, welcoming, charming, yet practical and organised at the same time.

The location is gorgeous, the Razes are wine country as well as farming country, so a better than average climate in an area where the climate is great anyway.  It’s also a friendly area, welcoming new owners, and with a wealth of things to do locally.  The farmland in this area is less rugged than some, rolling hills, patchwork fields, their edges defined by belts of trees – it’s clearly working farmland but it is a gentle landscape – even the cows look contented.

We both feel that this property is a super buy, priced to sell, great location, huge amounts of charm and well maintained.  The current owners, whilst maintaining, have at the same time looked to the future and provided the infrastructure for extending the property if you want to.  A delightful property in every way.  This is just such a gem and we look forward to visiting with you.
