Utterly gorgeous edge of village location – in one of our favorite villages – Bastide sur l’Hers. This detached, single storey property has everything. It sits in its own land, there is a generous garage, next to the garage is one of the eating areas – complete with built in Barbeque – and the land is stunning. Imagine a big triangle, some lovely planting close to the entrance terrace, then an orchard with mature cherry trees – then a wildflower section as the garden narrows to the triangle’ point. To the back of the house a roofed terrace faces fields and a tiny stream, behind the fields the Voie Verte – what Jennifer calls “rails to trails” – a pathway following the old branch line, which continues for miles – no engined transport allowed so peaceful beyond belief. Incidentally, the cherries are delicious, eaters not cookers and very sweet.
The front of the property is hidden by a hedge, giving total privacy, and the drive leads down to the garage – but the garden / land remains open at the back so no interruption to the views of the countryside. It’s a cleverly planned property – the square entrance hall has a utility room facing the door, then you go into the main body of the house. To your left a fitted kitchen which is large enough to allow a small dining table, overlooking the front of the gardens, then a small corridor which serves to delineate the “night time” area – bathroom, separate toilet, individual shower, plus three generous bedrooms – from the back of the house, which is the “day time” area , linking seamlessly to the gorgeous outside space.
The open concept salon / dining room is particularly charming – large French windows open onto the generous roofed terrace – complete with glass roofing to ensure that the roof doesn’t cut the light. The floor of the terrace has been tiled to appear as though there are two provencal rugs – but all in tiling – really effective in hinting at the double purpose – one side alfresco dining, the other an outdoor sitting room. And the whole terrace overlooks the little stream… it is just so pretty. The salon area has a lovely large fireplace which ensures that this home’s winter existence will be as comfortable as its summer inside / outside living.
Jennifer and I were there on a rather overcast day, but the house was still light and airy. The garden is big, but planned to be manageable, with mature fruit trees giving shade in summer and lawn almost to the boundaries. It’s a gorgeous property – not so huge to be too big to enjoy as a holiday home – but with three generous bedrooms, equally liveable as a year round home. We also suspect that it would be very popular if you wanted to generate an income stream when not using it yourself. It’s very pretty, very comfortable and within walking distance to Bastide sur l’Hers on the lovely voie verte.
The village is an added plus, very friendly, lively, with a Mayor and Mayoral team who are committed to improving the village for the people who live there. There is already a little cafe/bar, and a restaurant overlooking the river is in the process of being built. There is a village swimming pool and it’s the only village we know where, if you own property there, you have free access to the swimming pool. It also has tennis courts, a children’s play area a small market and the butcher – 5 generations of the same family – is exceptional. Bread, croissants etc are delivered to the little supermarket every day. All in all, a lovely place to live or to holiday. It’s the real France. We are so excited by this property and are really happy to have been chosen to be the Agency that represents it.
