En français ICI – We both feel that this is one  of the most attractive properties we hold – even the storage barn is half timbered – and the main house, with its overhanging front roof and wisteria round the door, is an utter joy.  Jennifer and I both fell totally in love with this property.  It is currently used as a fully equipped ” horse ” property – indoor menage, good grazing, excellent stabling, barn  – everything you would expect to keep you and your horses in luxury.

But, this property would also be the most fabulous family home with the main house accommodation and the existing gite which could already absorb the largest family and /or friends group.  If you felt the need for even more space the first floor level of the main house could be completely transformed into a separate apartment or two or simply be guest bedrooms / studio space.  In addition, the storage barn that is attached to the gîte could be converted to human use.  Equally, the property could become the most gorgeous gite complex,  giving you an income stream that could be described as ” very comfortable ” for very little effort   Indeed, another option would be anything to do with animals – breed your own llamas or alpacas – or  the ultimate dog or cat hotel – lots of land, a barn that could be used for 5 star animal accommodation,  or  an ” animal friendly ” gite complex –  arrive for a super holiday but bring your dog, cat or horse with you – none of the worry that animal lovers have to cope with as concerns about your loved ones either reduce your overall enjoyment or you run up huge phone bills checking that they are well and happy –  how lovely for them to be on holiday with you… With this property all is possible.

Arrive through the pillared entrance and enter up the tree lined drive, and we both feel that you will fall in love immediately. The property is imposing yet exudes comfort.  The current owners have a wonderful eye for guarding the farmhouse heritage of this property – the old mill wheel is still in place – yet have added every modern comfort and luxury.  The swimming pool is a delight and there is plenty of space to add tennis courts or a driving range if you felt inclined to run ” special interest ” holidays.  The property has maintained its rustic charm and the setting, in the middle of its own land and surrounded by fields, is the icing on the cake.   The land too is a delight, flat enough to really enjoy walking around, big enough to ride or dog walk without ever leaving your own land – this must be the ultimate dream of anyone who is currently an overworked city dweller who is longing to escape.

Although the property is in the middle of its own land – 5 hectares of it  – it is very near la station thermale de Barbotan-les Thermes in la région du Bas-Armagnac.  So, if eating out on a summers evening under one of the shade trees after an exhausting day swimming and lazing, you have the option of eating out and watching the world go by at one of the little restaurants there.  For serious riders,  “Lou Chibaou” (which means “the horse” in gascon – the ancient local dialect) : www.chibaou.fr/   with its competitions and all things for horse lovers, is less than 1/2 hour away by car.  You really do have the best of both worlds with this property.
