Jennifer and I have often remarked that fascinating, interesting and lovely properties mostly have owners that match the property and this Chateau  proves our theory perfectly!

An amazing property, the statement property of its village, this is a property with centuries ( lots of them ) of history.  It is a ” Town Chateau ” , which is in itself a rarity… directly next to the church….. which explains it all.  It was the Bishop’s Palace, designed to be easily defended, Bishops in the 1300’s tending to be part if the highest aristocracy and not averse to a good scrap, but it was also built as a showcase for the wealth, power and standing of its occupant.

The current owners run it as a successful Chambre d’Hotes – added modern comforts within the ancient walls – it’s fabulous the way in which they have kept the huge, imposing spaces but it is a Chateau that is immediately welcoming and ” liveable”.  A huge amount of thought has gone into the ” re-purposing ”  of how rooms relate one to the other and, Chambre d’Hotes in mind, have designed it so that elements can be linked to provide for large groups of people.  Wedding blessings have been held here in the private Chapel and Jennifer and I thought it a totally magical venue for any celebration or activity that needs serious space….

The location is great too…  country village / very small town with shops, bars, a hotel… incredibly easy access to the ski slopes and with the Mediterranean just over an hour away.  Walk out of the Chateau, walk down the road across the bridge spanning one of our prettiest local rivers, and you are immediately in the country with miles and miles of tracks through forest and pasture land – perfect for walkers, cyclists and for any and every country pursuit that you can think of.  The village owns great tracts of land itself, so anyone lucky enough to live here has the right to go mushrooming in the village’s very own forest.

Enter the Chateau land through the pillared gates – the truly formal entrance is to the other facade of the property with one round tower and one square tower standing guard over the entry.  But, like country people everywhere, the garden entrance is the one used on a day to day basis.  It is utterly charming, shade trees shading the grass even on the hottest day.  Directly ahead of you is a seriously large garage.  The current owners feel that this could turn into a large covered pool area – which would be such a brilliant idea – and outline agreement has been sought and granted to make this possible.  To your left is a generous terrace area flowing out from the side facade of the Chateau and leading into the first kitchen, which in turn leads into another very large room which is currently designed as the dining room.  At this point you really know that you are in a Chateau…  the height of the room is the first sign, then you turn and see the fireplace  –  it’s vast, dressed stone, and big enough to roast a full grown cow in …  and it just keeps getting better!

The great corridor that bisects the ground floor is big enough to ride a caparisoned war horse though.  The flagstone floor, complete with curved gully for ease of cleaning 1300’s  style, reveals again the history of this “Town Chateau” – as it was once at the entrance gates to the walled village.  To your left, step up to a Presence Chamber – designed to make visitors realise instantly the wealth and power within these hugely thick walls.  To your right, the chapel – originally linked to the Church next door and used for private devotions of the Bishop and his senior staff and visitors.  Had we entered by the formal entrance at the front of the Chateau, we would be looking down the flagstone vista towards the grand staircase to our left and, straight ahead, to the gardens beyond, once simply the doorway to the the well-defended village.

At the upper levels, the property has 5 Bedrooms with ensuite baths currently operating, as noted, as a Chambre d’Hotes.  A lovely broad staircase rises the two levels to these generous rooms, each decorated with a different historic theme and each fully modern to meet any guest’s needs.

And there is more – a gorgeous Owners’ Apartment – where the current owners lived whilst the works of transformation were carried out.  It’s charming and just to add the icing on the cake, has a stunning upper terrace looking over the village roofscape to the hills beyond.  Should you wish to totally maximise your income stream, the ground floor of the Owners’ Apartment is a large shop, the shop window in a prime location, fronting the main street – wide pavement –  marketing possibilities beyond belief….  or, the possibility to let the shop with accommodation above and have a secure income stream with, frankly, very little extra work.

This really is the most stunning buy –  To precis :

Chateau dating to the 1300’s – Used to be the Bishop’s Palace

Renovated by the current owners to provide flexible Chambre d’Hotes accommodation plus ideal wedding/ function/corporate event space

Excellent outside space / gardens …. big, but not too big….

Outline Planning permission to convert the vast garage to a swimming pool area to the side facade – completely private

Owners Apartment / self contained Gite in addition to Chambres d’Hotes

Shop in prime village location

Village with shops/ hotels/ bars …. easy access to airports / winter sports areas – Mont d’Olmes / Andorra/ Plateau de Sault…. also the Mediterranean within 1.5 hours

Immediate access on foot to rolling countryside – ideal for all and any country pursuits – walking / rambling / mountain biking / horse riding…. bird watching… fishing… anything you can think of that requires miles and miles of countryside

Jennifer and I would note that the price has already been significantly reduced… the current owners are selling for family reasons… and we are jolly cross that they will be leaving.  Seriously nice people who have a wonderful feel for marrying modern comforts to a historic building.  A town / village Chateau is a very, very rare product…. and one that is so ideally placed is even rarer.  We both look forward to meeting you and watching your jaws drop as you realise what a stunning property this is  We are very proud to be representing the Chateau – and , if we hadn’t both moved recently would be seriously considering joining forces and buying it ourselves… it is just that special!
