We call this property our Buy of the Century… and Jennifer and I both feel that – in our opinions – this is no less than the truth – and there are lots of reasons why we say this so confidently….

First must be the views – looking out over the hills as far as Mont Bugarach take your breath away, stunning beyond belief.  Next in line is the house itself – four bedrooms, with attached garage, solid as a rock with the potential to make even more space by a loft conversion or by incorporating the garage into the house – plenty of room for either a carport or another garage adjacent.
The land includes over 9000 sq metres.  The house is set back off the small access lane such that there is a lovely small area between the house, the access lane and the minor road that is planted with 3 year old olive trees – perfect climate for them.  The access lane leads to the nearest neighbor who cannot even be seen from the house – wonderfully private.
To the side and all around the property the land acts as a total privacy barrier, the tree line shows the natural boundary and the hole for a swimming pool is already dug.
Room sizes are seriously generous throughout, 4 bedrooms at first floor level, and at ground floor is a vast L shaped living room, with generous kitchen to the back of the house, which could be joined to make a lovely open concept feel.  The attic area has amazing height and stunning construction, the roof is basically built to withstand nuclear attack, that is a bit of an exaggeration but not by much, wait ’til you see it.  The height makes it easy to convert into two or more rooms.
The property was brilliantly designed with lawns all around, but, even better, the boundaries of the lawned areas are defined by sheltering walls of huge rocks – which have been lovingly planted with flowering plants and shrubs by the current owners.  And what gardening – combines beautiful and intelligent – mediterranean choices – lavenders, rosemary – not the normal upright variety – but the variety that sprawls happily down walls, californian lilac, lots and lots of irises – the list is endless and the result is magical.  The walled gardens wrap around the house, giving shade in summer and added protection in winter – almost a microclimate within a microclimate – so clever and so practical.
Why such a fabulous price?  Well, the house would benefit from a cosmetic makeover to your own taste – the current owners recognise this and have priced accordingly.  The property – as most country properties are – is on a private septic tank.  This is probably a bit out of date but the current owners have indicated that, if this is the case, they will make a price adjustment accordingly.
What other huge bonuses?  Well, the location is in a lovely valley between our village, Chalabre, and Quillan or Limoux, so you get the best of both worlds – real country living but only 10 minutes by car to a lively village – us – or a really big town, Quillan or Limoux just a bit further.   It really doesn’t get much better.  We are so enthused about this property, it’s gorgeous, there’s scope to make it even more beautiful and / or extend it, and the price is reasonable beyond belief.  In a slightly more sensible market and with some re-decoration we feel that this property would come in at 100,000 euros higher.  It’s a fabulous buy and could be either a family home, a dream of a holiday home or could bring in a very serious rental income stream if you decided to do Chambres d’Hotes or let all of it as a very large gite.  Jennifer and I both said ” I could live here ” and higher praise does not exist.  We look forward to visiting with you.
