Wonderful “edge of village ” location – near enough to walk to the Boulangerie for your morning croissant, to stop off at one of the village cafés, or, equally, to go the Hotel de France for a fabulous lunch cooked by a very serious Chef that Jennifer and I both appreciate for his seasonal menus featuring locally grown produce.  Yet, walk home and you are in a haven of peace – a vast back garden that runs down the the trout river by way of a summer kitchen (complete with working telephone) and the vegetable garden and orchard.  For all anyone would know, the village could be miles away.

This lovely property is sited on the little country road that runs from Chalabre ( where both Jennifer and I live ) to the Lac de Montbel to your right and Léran – with its castle that belonged to the Ducs of Levis Mirepoix – to your left.  Lac de Montbel is a personal favorite –  the Pyrenees mountains reflected in the lake like a mirror, a creperie and a small cafe / bar on the shores of the lake where no motor boats are allowed… only sail / or oars… with magical places to swim and picnic… plus islands that you only reach by boat.  Truly a joy!
The property is equally a joy… built about 30 years ago in the gorgeous, rock solid style that has now, tragically, almost been lost.  It has incredibly generous rooms, and is functionally 2 separate apartments.  At the ground floor level you find a large salon / sitting room with walk out french doors looking over the garden and orchard with its barbeque area for hot summer evenings.   A kitchen and dining room with fireplace is located next to the salon – perfect for cozy autumn evenings.  Two bedrooms plus bath complete the apartment at this level.  At first floor is a wonderfully large and open salon / dining area with its own fireplace and balcony overlooking the front garden.  The separate kitchen gives onto a covered terrace area and private stairs that lead down to the parking area.  Three generous bedrooms are located at this level, one with its own balcony looking over the back garden and orchard.   We think this lovely property is utterly perfect if you would like to have a self generated income stream, or simply want to accommodate a large family, or a huge network of friends, all of whom want to come and stay… it’s all just so well planned.
The house has been lovingly maintained by the current owners – who now want to downsize.  It’s full of light, with views and access leading you to the garden, small wooded area and trout stream beyond.  To wake up here, listening to the birds and the gentle sound of the river must be bliss.  A very beautiful and workable home that Jennifer and I recommend unreservedly.
